Pre-1950 homes in Fairfield County and throughout Connecticut were typically built on fieldstone or rubble stone foundations. While these historical foundations carry immense character and were built to last, they behave very differently from modern poured concrete and are susceptible to four common issues:
Lime Mortar Breakdown: Originally, these stones were stacked using a soft lime-and-sand mortar. Over decades, this mortar loses its binding ability and crumbles into sand, leaving open gaps between the structural fieldstones.
Moisture Seepage: Fieldstone foundations were never designed to be waterproof; they were built to "breathe." As the local clay-heavy soil becomes saturated, hydrostatic pressure pushes water through the deteriorating mortar joints, leading to damp basements, efflorescence (white mineral deposits), and mold.
The "Improper Repair" Trap: One of the most destructive things homeowners do is patch old fieldstone with modern, rigid Portland cement. Modern cement traps moisture inside the wall instead of letting it breathe. This trapped water accelerates the decay of the original mortar and can cause the stones to crack or shift.
Freeze-Thaw Shifting: When water penetrates the foundation gaps and the brutal New England winter hits, that water freezes and expands. Over several decades of freeze-thaw cycles, this expansion can cause the heavy fieldstone walls to bulge, bow, or shift inward.
The Takeaway for Buyers: A damp fieldstone basement isn't automatically a dealbreaker, but the foundation must be evaluated by an inspector who understands historic masonry.
